Passivhaus Detached Dwelling with Therapy Pool

etc Design Ltd were approached by this private client looking to purchase a site with existing planning permission for a bungalow. The approved design did not meet our clients requirements both in terms of accommodation or visual aesthetic, but the site offered an edge of town rural outlook that the client loved. 

Following initial consultations with the local authority, it was established that there were opportunities to provide a more contemporary building design that also responded to the sites unique location and linear form. This was sufficient for the client to purchase the site and progress with conceptual proposals responding to the client brief, for a modern detached 3 bedroom open plan house to passivhaus principles, complete with therapy pool and garage. 

Due to the narrow width of the site and to provide the floor area required that maximized the rural views, a build form consisting of two linear partly overlapping and linked segments was proposed. The building was positioned on the site to provide sufficient guest parking to main frontage whilst creating an enclosed paved courtyard between segments which open out onto the rear private garden. 

The main living accommodation was located closest to the southern boundary in a linear curved footprint, to follow the sun path, and consisted of; an open plan kitchen, dining and living area with views out to open countryside and the property’s garden, which included a paved seating area. A master bedroom with ensuite and dressing area along with a utility room and a sitting room/study were also incorporated to the eastern end of the building. A central glazed linking corridor with a two storey open staircase provided access to the first floor bedrooms (with ensuites) and also connected to the second linear form which included a therapy pool with views again to rear garden, plant room and garage. This single storey element provided privacy along the northern boundary from the neighbouring property and an enclosed central courtyard.  

Exposed glulam timber frame internally, feature log burner, triple glazed windows and doors with brise soleil shading to southern elevation, whole house ventilation and heat recovery system, integrated vacuum system, ground source heat pump and option for solar pv panels were all integrated as part of the overall building design too.

etc Design Ltd were appointed to develop brief and concept proposals with 3D visuals to meet client requirements and obtain full planning approval. Cost consultants were also appointed to provide cost advice and undertake value engineering exercises the during design development stage.
