Etc Design Ltd were appointed to develop and deliver a full planning application for the redevelopment of a former industrial outbuilding into a new single-storey dwelling on a highly constrained canalside site in central Wolverhampton.
The site is located within a conservation area and is immediately adjacent to multiple Grade II listed assets, including the Birmingham Canal Navigations, Littles Lane Bridge, Top Lock, canal-side cottages, and the Lock Street High Level Railway Bridge. The existing structure comprised a small modern industrial shed, believed to have been constructed over remnants of a former Victorian Mission Room, giving the site historical interest but limited architectural significance in its current form.
The plot is tightly enclosed, bounded by Lock Street to the north, a live Network Rail embankment to the east, the canal and towpath to the west, and listed residential cottages to the south. With no on-site parking provision and restricted access, the proposal required a sensitive and carefully considered design response, supported by detailed heritage, technical, and environmental assessments.
Through early engagement with Wolverhampton City Council, Network Rail, and the Canal & River Trust, a design was developed that responds directly to the site’s historic context while introducing a high-quality contemporary dwelling. The scheme was supported by a comprehensive Design & Access Statement, demonstrating that the loss of the existing structure would result in less than substantial harm and that the proposed development would enhance the character and appearance of the conservation area.
Full planning approval was granted in November 2025, with the planning officer concluding that the benefits of the scheme outweigh the limited harm identified, and that there would be no unacceptable impact on heritage assets, neighbouring amenity, ecology, or highway safety.
