Etc Design Ltd were appointed as Architects and Lead Designers on behalf of Seddon Construction to deliver a design and build residential development for Sandwell Council on the former site of disused shops.

The approved and now completed scheme provides 8 affordable rent homes, together with all associated external works, services infrastructure, drainage, and the rebuilding of the existing road to adoptable standards.

The development forms part of Sandwell Council’s wider initiative to increase the supply of council-owned affordable housing to meet growing local demand. The site, previously cleared and grassed following demolition of the former buildings, is located within a predominantly residential area, bordered by a school to the north-west and a housing association office to the south-east.

Following extensive discussions with the local planning authority, it was determined that the homes should be semi-detached in form, with a simple and contextual architectural approach to reflect the character of the surrounding properties. Through careful material selection and proportioning, the scheme elevates a straightforward design into a high-quality residential environment.

Due to the existing road layout, the design incorporated a bespoke dwelling positioned to turn the curve of the road, reinforcing a strong building line and ensuring well-overlooked public realm.

Developing the project from feasibility through to completion, Etc Design Ltd were responsible for progressing the design to meet planning and site constraints, producing full technical information for construction, and coordinating all consultant disciplines to ensure cohesive delivery. The homes are now complete and contributing to the Council’s affordable housing provision within the borough.
